The purpose of the Assessor is to place an assessed value on all real property
contained within the township.  The assessed value will represent one third of the
fair market value of the property. This office is does not calculate or mail property
tax bills, that is done by the McHenry County Treasurer's Office.
The 2011 Senior Freeze forms are available in our office.  If you feel you qualify, contact our office and we
can mail the form to you once they become available.

The deadline to file an appeal with the Board of Review for Grafton
Township has passed.  The Board of Review will no longer accept any
assessment appeals from Grafton.

Sept. 1, 2011 is the publish date for Grafton Township.  The McHenry County Board
of Review will accept completed
assessment appeal forms from property owners in
Grafton Township until Oct 3, 2011.  McHenry county mailed notices of assessment
to all property owners on or around Monday Aug. 29, 2011. For 2011, McHenry
County increased all assessments in Grafton by 5.31% due to the sales ratio study
mandated by state law which uses the previous 3 years average sale price.  
Our office encourages any property owner who believes their assessment is higher
than the market value of their property to file an appeal with the Board of Review.

The 2011 Board of Review appeal forms are now available.
Residential appeal packet, 17 pgs

Property owners in Grafton must wait until McHenry County publishes the assessed
values.  Do not submit an appeal until the assessments are published and mailed
from the county.  The Board of Review will dismiss any appeal filed early.  
We have included these forms on our website so property owners may begin
completing the forms and collecting evidence on
comparable property sales.
Do not submit an appeal before the assessment's publish date.

Factors that led to the township wide reduction of assessed values in 2010

Our office has sent the 2011 assessment to McHenry County.  The Supervisor of
Assessments at McHenry County will perform the equalization process and then mail
the 2011 notice of assessments.  The supervisor's office will also publish the
assessed values in the local newspaper which is the Huntley Farmside.  The date of
publication will begin the 30 day period that property owners may file an appeal of
their assessment with the McHenry County Board of Review.

A study of the assessment levels for Del Webb was conducted to determine the
accuracy of public statements that a significant difference exists between the
Grafton and Rutland portions of Del Webb.

A message to all property owners in Grafton Township.  The notice of assessments
for 2011 will be mailed from McHenry County by the end of August or early
September.  Unfortunately, because of state law all assessments in Grafton will be
increased 5% by McHenry County.
Every property owner should file an appeal of this assessment if it is higher than
market value this year.  The assessor's office knows market values continue to
decline and assessments should also be declining; unfortunately, our office is not
the final authority on assessed values and any reductions made by our office would
be undone by McHenry County.

Property tax bills have been sent out by the McHenry County Treasurer's office.  If
you do not receive your tax bill you should contact their office 815-334-4260.

April, 2011
The Illinois Department of Revenue has issued a multiplier of 1.0348 to all assessed
values in McHenry County.  All assessed values on our property search website will
reflect this change.

November, 2010
The 2010 assessed values for Grafton Township have been published in the Huntley
Farmside and Notices of Assessed Value have been mailed to all property owners
from The
McHenry County Supervisor of Assessments Office.

Any property owner may file an appeal of their 2010 assessed value with the
McHenry County Board of Review before December 20, 2010.

The 2010 assessed values for Grafton should be finalized by the first week of November.  Once the
McHenry County Supervisor of Assessments has equalized our values, the assessments will be
published in the Huntley Farmside newspaper and notice of assessments will be mailed to all
property owners.  The final date to file an appeal of assessment will be 30 days after the publication
date in the Huntley Farmside.
